Status: Built. Permanent road closure now in place. There have been a number of modifications to the plans, which have amended some of the buildings and also added a further 19 units to date.

Description: Closure of Queen Street to through traffic, discount variety store, supermarket, other shops and offices plus 471 residential flats in a series of 13 mostly interlocking buildings ranging in height from approx. 5 to 7 storeys above Park Rd to approx. 15 storeys above Queen Street and Vales Lane.
Voted for: Cr Chris Cassidy, Pat Curtin, Robert Murray (Labor), Mohamed Saddick & Bala Balendra, (Independent), Michael Ghamraoui, Michael Tadros (Liberal), Le Lam & Minh Hua (Unity)

Voted against: Cr Irene Simms (RAGAA) #
Cr Barbara Perry (Labor) & Kim Appleby were absent from meeting.
# Cr Simms moved “that council defer the application, and invite the applicant to submit revised plans that address the following issues:
1) solar access (as per DCP) to town square and all buildings, both within and external to the development
2) wind levels to achieve a comfortable level for passive recreation (eg street dining)
3) the development is to be set back and stepped back (in line with DCP) so as not to jeopardise the economic development of surrounding properties in South Parade, Auburn Rd and Harrow Rd
4) that the height of the development is to be more sympathetic to the surrounding streetscape” ………motion lapsed, no seconder

Our concerns include: A previous approval for a large development exists at this site. The major concerns of the community were the height of the development; the closure of Queen Street and traffic concerns around the site. These concerns still remain, plus the extra worry that, since the development does not extend to Auburn Rd, the viability of the remaining shops in the shopping strip is of concern. *The conditions imposed by the town planners take 2 storeys off two of the buildings that front Vales Lane, and reduce the main tower to 14 storeys, with 2 levels stepped in. The applicant is also required to address some solar access and wind problems, which may also lead to a reduction in the number of units. There is absolutely no question that this development will change the streetscape of Auburn.
Council also voted to sell & close Queen Street, but did NOT feel that there was a need to advertise in the local press. (council meetings of 4/9/02 and 2/10/02 deal with the road closure and sale issues)
