Our concerns include: The 3 storey portion will be built to the street boundary on the corner. The building still represents an overdevelopment in a 2a zoned area, but is an improvement on previous application.

Comment: Applicant requested to withdraw the report from the council meeting on 7/7/2004, with a promise to work with staff on a more suitable development for the site (ie. townhouses, rather than flats.) The council determined that the flat application was to be cancelled (surrendered) within 14 days and, should that not occur, the development would be refused. Subsequently, the application was officially refused on 22/7/2004.
Description: 3 storey flat development (14 units) with 17 car parking spaces
Our concerns include: this development is in a 2a (residential
housing) area. Applicant is claiming 'existing use' rights, due to the
fact that a commercial development has previously occupied site.
Residents claim that the site has, in fact, been vacant for many years.
Building is proposed o be built to the boundary of the site, although
adjoining properties are well set back from the front of the properties.
Privacy concerns for adjoining residents. Site area is only 714 sq m.
10/14 units are undersized. Floor space ratio (1.9:1 greatly exceeds fsr
allowed for flats 1.2:1). Building covers 67% of site area
