Description: Application is for the conversion of 2 (in a block of 3) existing shops on John Street to be used as offices and change rooms/locker rooms for the Club.

Comment: While there is no issue with the Club's expansion, what does cause us great concern is the fact that the expansion of the club premises along the John Street frontage is at the expense of Lidcombe's shopping strip.

The Lidcombe town centre studies did not support the expansion of the club along the ground level John Street frontage. "... the uses within these newer developments has not carried on the retail facilities inherent to a high street, but rather placing office uses and clubs facilities on the ground floor without any transactional value to the shopping experience. This tends to diminish the overall effectiveness of the shopping function." (pg 38 Lidcombe Town Centre Studies Report July 2006 Draft Final).

We believe that additions to the club should be at first floor level or back towards Olympic Drive. The integrity of the Lidcombe North shopping area is being undermined by the continued expansion of the club and the loss of shops to Dooleys.

LATE NEWS: We are pleased to advise that Dooleys has now revised this application, and intends to leave the shopfronts as shops, and will build behind and above the shops. (see Positive Planning)


Dooleys is currently in the process of expanding along John Street. The plans have now been amended, so that the currently vacant sites will now be retail again, with club facilities above and behind. April 2008.



Some of these properties, (if not all), near Board St, are also owned by Dooleys, so further expansion in the future is definitely likely. April 2008.
