Description:

  • DA313/10 at 9 Baywater Drive is for 391 units in 6-8 storeys above 2 levels of basement carparking (467 spaces) 129 x 1b/room; 249 x 2b/room; 13 x 3b/room + 1 small shop (116 sq. metres)
Comment: The application was recommended for refusal based on a number of issues.. the applicant has lodged amended plans (Feb. 2011)

New plans (Feb 2011) 323 units over basement parking and associated works 4 residential towers with a maximum height of 8 storeys [max. RL of 32.21 metres AHD (including plant & lift over-runs)] 117 x 1 b/room; 193 x 2 b/room and 23 x 3 b/room + 1 small shop (118 sq. metres) above 2 levels of car parking (407 spaces)

Comment: This application is recommended for approval, subject to provision of further data by applicant.

Issues of Concern: large number of single aspect units; poor solar access to many units; large number of internal kitchens. This application was reported to Council on April 20th, 2011, prior to being determined by JRPP. Our Councillor, Clr Irene Simms, was successful in having a submission made to the JRPP, on behalf of the Councillors, stating their concern with the issues raised above, and that Councillors are concerned about the poor amenity that many residents will have with the current application. This was supported (but not unanimously).
